Renting an Office in Kyoto | Areas, Work Styles, Subsidies & Office Choice

The best office is not always the one closest to a station. Do you receive many visitors, do R&D, or prioritize recruiting? In Kyoto, the right area changes clearly with the type of business.

1. First decide what the office is for

A small registered-office base, a daily team office, a client-facing office, and an R&D lab need very different properties. Choose size and location based not only on headcount but on visitors, storage, meetings, recruiting, and travel frequency.

2. Major office areas in Kyoto

Shijo-Karasuma / Karasuma-OikeGood for companies with frequent client visits or interviews thanks to subway and Hankyu access.
Kyoto Station / south of Kyoto StationShinkansen, JR, and Kintetsu converge here, making it good for companies with frequent travel to Tokyo, Osaka, and Shiga.
Kyoto Research Park / TambaguchiGood for connections with R&D, technology companies, and startups.
Nishijin / Kamigyo WardA good fit for Kyoto-oriented themes such as culture, design, crafts, and community collaboration.

3. Compare total fixed costs, not rent alone

Cheap rent can become expensive once staff transport, visitor taxis, lack of meeting rooms, or insufficient storage are added. Conversely, if the team only meets a few times a week, a small base plus bookable meeting rooms may be more rational than a large dedicated office.

4. New entrants to Kyoto may qualify for location incentives

From FY2026 Kyoto City expanded business-location support, including rent subsidies for certain companies moving in from outside the city. Published terms include a 1/2 subsidy rate, two-year support period, and cap of ¥20 million. Industry, employment, and business requirements apply, so this does not cover every rented office.

5. Office-search checklist

Permitted use & registration
Confirm that your business use matches the permitted use in the lease.
Access for clients and recruiting
Check access for clients and employees, not just the owner.
Connectivity, power & logistics
Check equipment needs specific to IT, research, e-commerce, and other industries.
拡張余地
Consider the cost of moving again if headcount grows in a year.
